You probably started the home buying process in one of two ways: you saw a home you were interested in buying or you came to the realization you needed more space, less space or you were frustrated with paying rent. Before you begin the process of searching for a home, there are some very important steps you should take.
The Role of the Real Estate Broker
Frequently, the first person you consult about buying a home is a real estate agent or broker. The most common practice in Massachusetts in the past was for the real estate agent you were working with to represent the Seller. That meant that even though you and the agent may have worked very closely together, he or she had a fiduciary responsibility to always act in the best interest of the Seller. However, now you have the opportunity to hire your own real estate agent, known as a Buyer's Agent or Buyer's Broker. This is where I will become a valuable asset to you. I have earned my designation as a Certified Buyer Representative, CBR, in order to offer my clients a higher level of service. As a CBR, in addition to arranging property showings, assisting with financing, and explaining forms and agreements, I can also provide my clients with a market analysis of the home they wish to purchase, provide access to properties that are unlisted, negotiate the best terms and price for you and promote and protect your best interest. It's about time Buyer's had someone in their corner!
